Prudential Portfolio Ltd. - U. K.

Exclusive agent for the 1201 Louisiana Building, Houston, a 835,000 square foot building, that underwent an asbestos abatement program and installation of new central plant. Major lease transactions included 200,000 sq.ft. to Metro and 160,000 sq.ft. to Price Waterhouse.

 

 

Office Building Marketing Assignment
The Scottish Amicable Life Assurance Society of the U. K.

Acting as exclusive agent for the 801 Travis Building, Houston, Hobbs was successful in leasing the 225,000 square foot building to First Interstate Bank in a $50 million transaction. The assignment required $10 million in base building renovations that entailed the addition of a freight elevator, loading dock, central plant and redundant electrical service.

Corporate Realty -Portfolio Assignment
Texas Commerce Bancshares, Inc.

Strategically planned the leasing of Texas Commerce Bank's entire Downtown Houston real estate portfolio which comprised over 1.5 million square feet with over 300,000 square feet of surplus space. The highlight of this assignment was the $50 million renovation of 707 Main, a building built in 1929.

 

 

Disposition of Non Strategic Facility
Oryx Energy Company / Fina Oil

Hobbs was retained to sublease 85,000 square feet by Oryx Energy. Fina Oil was secured for the entire sublease space within 120 days of the assignment and at an above market rate for ten years on an "as is" basis.

Reposition Assignment
Legal & General Society Ltd.

Exclusive leasing agent for the One West Loop South Building in Houston , a 281,590 square foot building, successful in leasing 127,000 square feet of the project to a single user within 7 months of accepting the assignment. Over 180,000 square feet was leased within one year.

Universal Ensco, Inc.

Hobbs negotiated a 10-year 60,000 lease for Universal Ensco.

Tenant Representation Assignment
Vinson Supply Company

Hobbs located 18,278 square feet of space for Vinson Supply’s Houston Office and assisted in closing the lease transaction with an in-house real estate professional.

Compaq Computer Campus, 20555 SH 249

Hobbs was successful in relocating Ford Motor Company's District Parts and Services Division and their Training School to Compaq Computer's Campus in northwest Houston for a total of 20,000 square feet. This lease resulted in a significant economic savings over the design/construct alternatives.

Hobbs was successful in subleasing 71,000 square feet of space vacated by Union Texas Petroleum at 333 Clay.
